The existing Hotel consists of a 12 Story concrete guestroom tower capturing 366 guestrooms. The Phase I scope to comply with the Hilton PIP to a full-service Hilton requires that the packaged terminal air conditioning units with electric heat to be removed. The replacement system proposed is Variable Refrigerant vertical fan coil units installed at the exterior of the guestroom. The concrete construction limited options to provide ventilation air for the guestrooms; Hilton agreed to allow outside air to be drawn into the Fan Coil Unit Closet to mix with return air. Plumbing improvements include reconfiguring the plumbing rough-in changing bathtub/showers to showers only within the original guest bathroom.
The Phase I scope is currently under construction with completion scheduled for December 2020.
The Phase II scope concentrates on the 2-story public spaces which include the back of house amenities in the Basement. Phase II design is pending final resolution by the Owner.
